Phase I - Design Build Feasibility Study

• Establish and Prepare the project goals, objectives, requirements with the Owners
• Help to determine the project scope
• Prepare the design build budget and project schedule

Phase II - Schematic Design

• Review the zoning ordinances affecting the project
• Review the client’s project requirements and goals
• Prepare and present schematic floor plans of several design alternatives
• Prepare and present preliminary cost estimates of the design alternatives
• This phase identifies the design focus and scope of your project
• Measurement and drawing of affect areas of your home or building
• Meeting for presentation of the various design schemes and cost estimates

Phase III- Design Development

• Prepare and present refined floor plan and elevation
• Prepare cost estimate of the refined floor plan
• This phase identifies the final design and final scope of your project

Phase IV - Construction Documents

• Prepare construction drawings for the bidding, permits, and construction of the project
• Materials review conference to determine material selections
• Prepare construction drawings for the bidding, permits, and construction of the project
• Prepare the zoning compliance documentation

Phase V - Construction and Building

• Prepare the project schedule and logistics plan
• Prepare costs and allowances for the work
  
• Materials review conference to determine material selections
• Issue certificate of insurance to owner and collect certificates of insurance from subcontractors
• Pre construction conference
• Project site housekeeping
• Coordinate and manage the construction, schedule, labor and materials during construction
• Direct and manage the quality and compliance with the drawings and technical specifications
• Manage payout requests and  waivers of lien
• Provide a manager for the construction project
• Supervise the work of Roberts Construction Group employees, laborers, carpenters and trade subcontractors  working under the RCG contract
• Manage the limited warranty including 5 year structural
• Weekly project progress meeting with Owners and the Roberts Design Build Team
